Included Facilities & Amenities

As part of the room rental, renters and their participants may access the following shared facilities, subject to STAR rules and staff availability:

• Bathroom facilities located within the centre

• Reception support – on‑duty STAR staff can assist with welcoming and directing participants to the training space (no supervision or class management provided)

• Lockers for temporary use by participants during sessions

• Drinking water provided onsite

• Hand towels for use during training

• Air conditioning (AC) within the training space

• Air purifier available in the room

• Wi‑Fi access for operational use

• Motorbike parking available onsite (subject to space availability)

Use of all facilities is subject to STAR centre rules and may be restricted or adjusted for safety, operational, or capacity reasons.

 

2. The Space

Our second‑floor training space is a bright, multi‑purpose room designed to support a wide range of fitness, wellness, and martial arts activities in a safe, professional environment.

The room is approximately 60m² and features soft padded flooring, making it ideal for activities that require impact absorption, floor work, and safe movement. Please note that, due to the padded surface, the space is not suitable for dance classes especially those that require students to wear healed shoes. 

One side of the room is fitted with full‑length mirrors, supporting technique development, body awareness, and coaching feedback across multiple disciplines.

Capacity & Use

The space can comfortably accommodate up to 12 participants for yoga classes. Overall capacity may vary depending on the type of activity, equipment used, and the age of participants.

The room is currently used by independent instructors and organisations for:

• Yoga classes

• Kids Kickboxing and Karate

• Brazilian Jiu Jitsu (BJJ)

• Rhythmic Gymnastics

• Small group Zumba classes

This flexibility makes the room well‑suited to instructors, clubs, and organisations looking for a reliable, well‑maintained training space in the heart of Tây Hồ.

Nature of the Arrangement

• STAR provides venue access only

• The renter operates as an independent service provider

• No partnership, employment, agency, or joint venture relationship is created

• STAR does not provide coaching, supervision, insurance, customer management, or safeguarding for the renter’s activities

 

3. Rental Rates

Pay‑As‑You‑Go

• 200,000 VND per hour

• Charged in full hourly blocks (part‑hours rounded up)

Monthly Advance Payment (Discounted Rate)

• 150,000 VND per hour

• Applies where a regular, recurring schedule is booked

• One full calendar month must be paid in advance

All prices are inclusive of VAT, invoices can be provided upon request.

 

4. Booking & Availability

• All room use must be booked in advance

• Bookings are confirmed on a first come, first served basis

• Payment alone does not guarantee availability until STAR confirms the booking

• Bookings and confirmations are managed via Zalo

 

5. Payment Deadlines

• To qualify for the monthly discounted rate and priority booking, full payment must be received no later than the 3rd day of each calendar month

• Payments received after this date revert to the standard pay‑as‑you‑go rate

• Unpaid or late‑paid slots may be released to other clients

 

6. Refunds & Adjustments

• All payments are non‑refundable

• Adjustments may apply only where the space cannot be used due to:

  • Vietnamese public holidays, or

  • Force majeure events as defined in the contract

 

7. Centre Rules & Conduct

• All users must read, agree to, and comply with STAR centre rules

• Rules cover safety, hygiene, respectful conduct, and appropriate use of facilities and equipment

• Outdoor shoes are not permitted anywhere inside the centre. This is a strict policy in place for health, hygiene, and floor safety reasons

• Clean indoor footwear or bare feet must be used, depending on the activity

• STAR reserves the right to amend centre rules as required

• Centre rules are provided prior to contract signing and form part of the agreement.

 

8. Staff Presence & Access Conditions

• The space may only be used when at least one STAR staff member is on duty

• Use is not permitted on Vietnamese public holidays unless expressly agreed in writing

• STAR staff provide general facility support only and do not supervise or manage classes

 

9. Responsibility & Insurance

• The renter is fully responsible for:

  • Their students / participants

  • Compliance with consumer protection laws

  • Safeguarding and supervision

  • Any injuries, accidents, or claims arising from their activities

• The renter must maintain appropriate insurance cover

• STAR does not provide insurance for renters or their participants

 

10. Damage & Use of the Space

• The space may only be used for approved activities

• Sub‑letting, unauthorised storage, or modification of the premises is not permitted

• Renters are responsible for repair or replacement of any damage caused by their staff or participants

 

11. Children’s Classes (If Applicable)

Where under‑18s are involved, the renter must:

• Apply safeguarding standards no less stringent than STAR’s policies

• Obtain all required parental or guardian consents

• Ensure appropriate supervision at all times

• Arrange timely collection of children after classes

STAR does not provide childcare or safeguarding services for third‑party classes.

 

12. CCTV & Data Protection

• CCTV operates throughout the premises for security and safety purposes

• CCTV footage is controlled solely by STAR

• Renters are advised inform participants (and parents, where applicable) that CCTV is in use

• Renters are responsible for compliance with applicable personal data protection laws

 

13. Contract Requirement

Use of the room is conditional upon:

• Review and acceptance of centre rules

• Agreement on an approved schedule (first come, first served basis)

• Signing the Room Rental & Independent Service Agreement

• Payment in accordance with agreed terms
